Or upgrade to DEVPRO: 2-bed from $422,500 — your home from $672,500.
Indicative turnkey total — land asking price plus a standard timber-frame build (from $3,700/m² incl GST), or the DEVPRO upgrade. Excludes site works (earthworks, services connections, driveway), consents and finance. An initial design + cost estimate confirms it for this section.

From the listing agent
In the words of Andrew Ludbrook, PGG Wrightson Real Estate - Kerikeri
This delightful lifestyle block is a great example of truly tranquil and private block of land, ready to create a home of your choice.
The building site is smallish but was once the platform of a former home and shed that was serviced by a 3 phase power connection that could probably be reinstated.
The elevated site boasts amazing panoramic views across the harbour to Rawene and back towards the Heads.
The quaint settlement of Kohukohu is a 19km drive away with its primary schooling, cafes, grocery store and a collection of other small businesses.
Kaitaia is 72kms away and Kerikeri is 83kms away. The car ferry can be caught from Kohukohu to Rawene where there is a larger township with a more comprehensive selection of businesses and also includes a regional hospital. The Hokianga is a free health area, so all of your medical requirements are available, free to all residents, which is another advantage of residing in the area.
Many people who have made the shift permanently or just acquired a bolt hole find the area very rejuvenating and this property would make a great start to base a dream on.

Distances are from the parcel centroid to Topo 1:50k features (LINZ); site aspect is approximate, from the 1m LiDAR contours. Road frontage is a proxy — centreline intersection with parcel boundary, not a legal access measure. Confirm setbacks with a district-plan check before purchase.
