Initial design
Start your initial design
We place one of our standard designs on your section — position, orientation, driveway and services — and price it. You get a more accurate cost estimate before you spend money on detailed design, so you can check it fits your budget, or make changes to bring it within budget.

What we'll cover on your call
About 15–20 minutes. Items marked optional we can pick up by email.
You and your household
- Who will live here, now and in 5–10 years (kids, parents, pets)?
- Is it your home, a rental or a holiday home — and how long will you stay?
- What do you like and dislike about where you live now? (optional)
- Do you work from home, or have hobbies that need space? (optional)
Budget and timing
- What all-in budget are you working to, including site works and fees?
- Where is your finance up to, and who is the lender?
- When would you like to move in, and is anything driving that date?
- If the numbers are tight, where would you compromise? (optional)
Your section
- Do you have the title, and any covenants, easements or design guides?
- Do you have the LIM — any flood, slip or zoning notes?
- Has a geotech report or survey been done?
- Services: town water and wastewater, or tanks and septic? Where's power?
- Access: is there a crossing or gate, how steep is the entry, any shared driveway?
- Any trees, sheds or old foundations staying or going? (optional)
Placing the house
- Where does the sun reach the site — anything shading the north?
- Which views matter most, and which way do they face?
- Where does the wind come from on your site?
- Which neighbours or road edges do you want privacy from?
- Where would you like outdoor living — deck, lawn, washing line?
- Garage or carport — how many cars, plus a boat or trailer?
- Future plans: sleepout, minor dwelling, shed, pool? (optional)
The home
- Which plan are you leaning towards — 2, 3 or 4 bedrooms — and why?
- Must-haves (e.g. ensuite, separate laundry, study)?
- Accessibility: level entry, walk-in shower, wider doors, ageing in place?
- Nice-to-haves and deal-breakers? (optional)
- Heating, solar, rainwater reuse, EV charging — now or later? (optional)
- Style and cladding preferences — any inspiration photos? (optional)
Driveway, services and next steps
- Driveway surface (metal or concrete) and any turning-area needs?
- If there are no town services: preferred spots for tanks and the effluent field?
- Who else is involved in decisions (partner, family, lender)?
- Best way and time to contact you, and when could we visit the site?
